Stoneweg Europe Stapled Trust (Event Sponsor)

Stoneweg Europe Stapled Trust (“SERT”) is a €2.2 billion GAV REIT focused primarily on Western European logistics and light industrial assets, with a growing exposure to data centres. As part of EPRA ReThink 2026, we invite you to visit Nervesa21, our flagship Grade‑A office redevelopment in Milan’s Porta Romana district. This is your starting point for SERT’s story and a clear proof of concept for the value-add discipline we apply across our portfolio, delivering over 6% yield on cost in supply-constrained European markets where Grade-A vacancy remains at ~5%.

SERT’s capital allocation is increasingly directed towards logistics and digital infrastructure. The portfolio’s logistics and data centre exposure, currently approximately 60%, is targeted to increase to 70% by 2027. In digital infrastructure, SERT holds a 6.6% interest in AiOnX, the Sponsor’s data centre development platform, which targets 2.3 GW of capacity (1.7 GW already secured), representing a development pipeline with a gross development value of more than €30 billion. Further details are outlined here.

The site visit to Nervesa21 offers a practical illustration of SERT’s asset management and ESG approach. Fully let to tenants including Universal Music Group, Scalapay and Edelman, the asset comprises 14 floors of modern, flexible office space. The redevelopment features 5,300 sqm of landscaped green areas, two rooftop terraces, four panoramic lifts and 230 parking spaces equipped with EV charging. The building incorporates up to 50% low‑carbon glass, achieving approximately 40% reduction in embodied carbon and energy consumption relative to comparable assets. Completed in 2024, Nervesa21 holds LEED Platinum and WELL Gold certifications and is the second‑highest LEED energy‑rated office building in Italy.
