Fiordaliso Shopping Centre, to the south of Milan, is one of the dominant shopping centres in the city with a broad mix of national and international brands. Eurocommercial co-owns the centre with leading food retailing group Finiper who have relocated to a new hypermarket adjoining the main entrance. TOUR PART 1/ The Symbiosis district (owned by Covivio) is a major urban regeneration project in southern Milan, between Porta Romana and the former Scalo Romana railway yard, developed by Covivio. It hosts companies such as Fastweb, Snam and Moncler, alongside the Vitae construction site and other landmark buildings within the area.

The site visit to Nervesa21 offers a practical illustration of SERT’s asset management and ESG approach. Fully let to tenants including Universal Music Group, Scalapay and Edelman, the asset comprises 14 floors of modern, flexible office space. The redevelopment features 5,300 sqm of landscaped green areas, two rooftop terraces, four panoramic lifts and 230 parking spaces equipped with EV charging. The building incorporates up to 50% low‑carbon glass, achieving approximately 40% reduction in embodied carbon and energy consumption relative to comparable assets. Completed in 2024, Nervesa21 holds LEED Platinum and WELL Gold certifications and is the second‑highest LEED energy‑rated office building in Italy.
